Info needed for duplexes

Hello BP I'm a little confuse please help me oit. ok in the forum somebody mentioned that I only need 3.5% down for FHA loan for duplexes as long as i live there, Google tell me the same thing. I know this realtor whom I asked and she's telling me that I can only get a 3.5% down for 1/2 duplexes, they wont give me loan for both unit i would need 20%-25% down payment. so is that true?

FHA you can purchase owner occupied with 3.5 % down payment on a duplex. Are you talking about two seperate escrows for a twin house or something? What do you mean by a 1/2 duplex? If it is one lot/parcel and zoned for two units, meets health and safety codes should be good.
