@Chatree C. for online private lending, I see those stories of people who lose money which has kept me from taking it seriously, but I should dig in more before passing judgement.

The rain in Portland doesn't seem to stop construction but it sure doesn't help.

Then you either A. pay cash to fix because its easy and cheapest, B. file the insurance claim (you wouldn't), or C. use the report to sue the offender in small claims court (there's no money from which you'd draw your judgement).

I’m actually going to court this week to remove this tenant so I should have more information and a judgement soon.

So we already Received Default Judgement in CA and judgement for posession. 

The total Judgement due on the lien is $111,846.

Maybe it will jump 20-40 points by just paying off a collection or judgement or it may go up by decreasing your balances. 

Now getting the judgement is the easy part.

Is it irrigated, if not subject to how much rain.
