Hire an agent and get it listed on the MLS.You don't need to fix anything,just clean up the trash and remove the personal items and clutter to make the rooms as big as possible.Make the property look clean and inviting to impress buyers.Let the realtors do the hard work while you relax and wait for it to get done quickly.

I was invited by a KnoxREIA member to meet at a property and watch as they talked with the homeowner, walked through the property, talk about rehab costs, and observe the negotiation of an actual offer on the property.

So without great credit his mom couldn't buy a house, so he bought a townhouse in his name and then invited him mom to be a roommate and pay the same amount she was paying at the rental townhouse and they got one more roommate and now he's still living for free, with his mom as his tenant. 

You have not taken the opportunity to participate in more than a very few of the many coaching calls you were invited to attend, nor did you choose to attend any of the live bootcamp trainings after the initial one.
