I've had success with direct marketing, cold calling and social posts, but when it comes to the topic of pre-foreclosures, being able to strand face to face with a homeowner can make a huge difference, just my experience.  

If she has a Zillow or Google Business page, you can write about your experience with her.

Have you considered exploring other paths, such as taking a gap year to work and gain some real-world experience before making a decision about college?

My experience is mostly in renovation, but my passion is making the built environment more seamless with nature and thereby more beautiful. 

You don't need to know everything to get started; you need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

Even if you met those requirements, it doesn't sound like you have any experience and you could put her in a worse position by making a mistake.
