I honestly don't know.

I honestly don't mind losing $200 a month just to be free of the place, especially considering my tenants have been amazing.As far as the numbers look, my house is appraised at $230,000 and I owe $205,000. 

I have gotten one estimate so far which seems a bit high, I would like a second opinion.I am an out of state investor so I need someone super reliable, honest contractor who is great at communicating with clients.Any suggestions?

It is more cost effective to start over than to unravel this and try to find a faulty party through the court as the court would tell you the same as well as an attorney if he is honest and experienced.

However, Ben was easy to work with, knew the Raleigh market and was honest.

I fired 7 property managers in 5 years trying to find one that was honest, competent, and priced reasonably enough to leave me some meat on the bone between the charges above and below the table.

And honestly, I have and had no desire to in the first place, I just absolutely hate wondering sitting where things in the workflow are and who is waiting on who. 

I honestly don't know however any mortgage broker should be able to help you out with that.
