@Mike Garrett I would highly recommend David Greene's book - Long Distance Real Estate Investing (available in audiobook too.) 

Once there & having googled the issue I told him an exterminator was NOT necessary, they just had to get rid of ALL the o/ripe bananas & slightly green moldy strawberries on the countertop as the attraction is the sugars etc.

In terms of the legal and tax world, I am obviously very green, but have some friends around me with some experience.

I am currently in the process of obtaining a green card, as my wife petitioned for me.

Our house was built with the old, softer "M" grade copper plumbing and the slightly acidic water was slowly dissolving the pipes, causing a blue-green staining in the tub. 

After negotiating it back up to $245,000 with a closing set for a date one month away, we gave them the green light to start their inspections.

Due to the recent occurrence and affect of a community I hold dear, Paradise, California I am also hoping to provide emergency housing with similar lease to own terms at minimal profit to allow families to get back onto their feet.
