Fixer-upper but only cosmetic updating AND going to house hack it to make it a grand slam.

I would let you off that hook if you pledged some other collateral, at least to secure the seller, but I'll bet a hundred grand you can't prove you did that properly either, but there is still the deception to other lenders.
