I am not an expert of the area (I focus on Miami and Broward County), but I have been monitoring since 2021 because some friends bought there multiple properties and lands.Two years ago, because of post pandemic, many developers (including Lennar & the other usual building in FL) started building a lot, prices went up up up and since last year, market stalled and now they are coming down again. 

On the forward front, I don't think so but that's because I am going to follow the businesses.

Trying to explore if there are still pockets in Nova where the returns make sense, given the high prices.

Honestly it's fairly straight forward..

I guess my point was the ROI was good there based on 2021 home prices, but Matt was talking about looking there in 2024. 

I will keep these items in mind moving forward!

It is harder to find deals there now since the prices have gone up, but it's still a solid B to B- neighborhood that is considered safe and has a lot of demand. 

Currently we are renting in a city of Orange Co California, where the rent and property prices are higher, however we need to live here due to staying within the school district for my son for at least the next 4 years.Recently we sold some property overseas and have approximately USD $400K in cash.
