I could really use the closing assistance, but since my offer is based on financing and appraisal I decided to go with the cleaner offer and just eat the closing costs since I already have those strikes against me.

I would think that splitting after closing would require my LLC to report capital gains on the full net sale proceeds, and even after splitting the 50 and writing off as an expense, I would be eating a few thousand in taxes that would be unnecessary if we split at the settlement table...  

@Jay HinrichsJay, I'm going to take a wild guess and say that just might work out for you, when you get settled in I'll give you some tips on places to eat.

But really, 'she'/dating/friends pays about 40% of the time when eating together, if I had to estimate.

I'm no physician either, but you don't get sick from lead-based paint unless you breath it (like breathing in the dust from paint that has been "disturbed") or eat it.

Keep in mind you will be paying closing costs when you double close which normally eat up about 1k worth of profit (or a bit more).
