They (your lender) can also give you a loan letter that says there average closing time and the maximum amount you qualified for.  

When a servicer auto-dials the wrong number for 30 days, when you email them / call them multiple times to make sure the demand letter is on its way and then they say "oops we forgot, sorry!"

Just put in big, bold letters at the top of all your applications and leases the following words:OWNER IS A LICENSED REAL ESTATE AGENT IN THE STATE OF PA.Then you're all good.

There may be people in your circle of connections that would be interested in double digit returns for a short term loan.

In my case, I use  letters that I hand address.

Another thing you should do before offering is , if necessary, is get your financing figured out with a definite lender that should supply you with a loan letter that states the average closing time and the maximum amount you qualified for.You can include a copy of that with your offers.  

Is mailing a letter in hopes they will read it?
