Mixed in with all of this is comping out homes going to auction and delivering bidding instructions to my field bidders.By 11:30 or so I can start to do proactive things like meeting with staff to help them resolve issues and make decisions.  

But how are the forms delivered? 

I don't know how it works in the state of Pennsylvania but in California the objective is to make sure title is clear before property is delivered to end buyer.   

@Luke Petrozza  I've seen many techniques used by investors, everything from using actual robots to hand write yellow letters to having letters hand delivered via UPS or FedEx to ensure the mail will be open and read.

Welcome to BP.I think a good question to ask might be - How could you deliver value to a potential mentor?

If I purchase a tax property from the Baltimore city tax sale and there is a past due water bill, am I responsible for that water bill or will that property be delivered free and clear of all other liens ?

From there, there are several ways to deliver that to the tenants and the direction you go will be determined by the size of the park, the distance between the farthest spaces, how much total bandwidth will be needed, how much bandwidth you want to offer to each tenant, how much you want to spend for install, and how much you want to allocate to ongoing service.  

It's interesting to hear the difference of opinion and always good to consider alternatives...for us, Airtable is the only platform we've been able to use to fill the gaps in our property management software....Buildium...we actually upload csv files and re-create the Buildium database to get some amazing results and analytical insight commercially built platforms are incapable of delivering....but anyway, thanks for the feedback.

The exit strategy should be based on the financial criteria that comes from your plan, that the deal delivers for you when you exit. 

Deliver by door knock service, or post and mail if they are not home a letter notifying them of a change in Ownership/management that includes something simple and professional like the following- 'The Property at ______ is under new ownership/management with _____________.
