It takes work.My advice I would buy a list from listsource.com and do a mailing or spend it on Bandit signs or an ad in your local paper instead of sending them 995.By the way I have fallen for a lot of the crap out there.

And of course the wholesaler they don't give a crap they are not out anything maybe the whopping 100 bucks hey gave as a EM deposit.Real Estate in my mind is a real business and capital intensive and if your going to play the game you should get some capital behind you in some form so you can do deals without having to have all the stars align.Wholesalers in our market BUY the property.. our markets too hot that only an absolutely uneducated seller would fall for a option to purchase when they could just list and sell and close in 30 days for all cash to a bona fide purchaser...

Then call the lead company back up and complain to them that the leads they gave you were crap (if they were actually crap, and you can verify this by the meticulous conversation log you kept).
