I said to him don't you think 95k is a little much on a flip fee.... well of course turns out the lady owed 200k on it and it was going to court house steps shortly.they list it with a broker for 265k and can't move it then call me in a panic as the house was going to be sold and they would make nothing. 

It takes years to develop good enough market knowledge to be a great agent....but then again plenty of sucky agents with little to no market knowledge make a living all over the country.

Hello Everyone,I heard someone mention that when she worked at a mortgage company, she noticed a lot of international investors from Australia, Canada, China - to name some of the countries - who invested here in the states. 

My reason being is that prices seem to be at a peak, there may be some value to be found from wholesalers compared to market value but the "good deals" are drying up across the country.

Amazing... doesn't happen in this part of the country.

The asset you're trying to obtain is probably attached, until the court case is complete.

Everyone has been accurate...We are a HUD Brokerage and work with out-of-State and out-of-Country investors...

Now...we will see with the new homes and HOAs what happens in the courts as the law changed for the HOAs that have amended.  

Otherwise, stick to your own backyard where you have a considerable home court advantage.
