Ideally a low maintenance property as at this point in my life (two wonderful young girls, a day job, and an active composer/arranger of music) I don't have a lot of time but I do set aside focused time to build my real estate portfolio.  

Telling the girls "oh that's Chelsea's problem, don't worry about it, it says right here on the contract that we have a zillion days to close," which I had to do my best to counter-balance with "ummm we gotta get moving girls, go go go, is there any reason you can't have [insert task here] done tonight by 6 pm?"

When my dad started pointing out flaws, real estate agent all of a sudden said "oh I just learned this last night" and "remembered" things my dad pointed out (or she thought he might figure out I'm assuming) like oh it had a fire before and black mold etc.
