Buying in new community under building

There are big builders company who starts big projects in Florida e.g. LG homes, Lennar .. etc

I’m just wondering whether buying one of these properties as a rental property would be a good investment.

The downside is no history of investment on these properties to build on your judgment because it is a brand new communities 

Any thoughts?

Hey @Walid A.. Frankly I think that is a can of worms. 

A new development will have HOA's like @Jeff Kobernus mentioned but you can almost guarantee that neighbors will be a problem. 

For example my daughter lives in such a place and they have a Facebook group and it is the most paranoid and crazy place I think I have ever seen. 

Didja see that car? The black one. That’s not someone who lives here! They are stealing packages!!

That is a real post. Then the owner chimes in and tell them they are looking at lights and live around the corner. 

That gives you an example. I would avoid.
