In the case of a verbal lease, well then it's your word against the tenant's.I'd highly recommend seeking the input of a real estate attorney, but if you're using a FAR-BAR lease, the newer version makes it clear that the tenant is responsible for the entire lease amount, unless the property owner allows for a buy-out (typically two months advance rent to cancel plus loss of security deposit).

I would seek the advice of a real estate attorney before making any big decisions.

Seek your own financing, owner financing, or look at how you can use conventional sources in the near future (and I would not make any offers without some financing sources, creative or standard). 

I requested a written report and told them I would seek for 2nd opinion.

There are countless California investors who don't really have the means or desire to buy a $500,000, 3/1 with 1300 sq ft as a buy and hold or renovation as their first deal in 12 years...so they seek the more affordable areas in the midwest, southeast, etc. 

I know that it is out there and so I'm seeking tips or ideas about that.
