Theres definitely some differentiation in the industry (outside of conventional), but a lot of the true product is definitely "the same" so service is really really key for brokers, so a poor experience should equal replaceable in my mind

I am having a hard time finding if IRS has rules if there is a time limit (purchase to in service date) on what can be deducted.

its a master plan  with community services fire station and police station. unclear who pays for those .. 

I will likely using his services for my personal finances.

Not the way I'd prefer to live myself, but it might be the only way some people can afford housing.I'll take your advice, though, and state in the lease that only the designated bedroom is to be used for sleeping quarters.  

Typically, they may be more willing to overlook some issues, like current transitional neighborhood, etc, they sometimes have enough cash and other non-descript income to afford a non-refundable option consideration payment, along with somewhat higher than market rent, which would hopefully cover your holding costs.

I can afford a substantial amount for the monthly payments on the house.
