Some title companies are not comfortable with wholesaling, particularly in states with related laws. 

If you don't want to do syndications because they use a mortgage, with your money serving as the downpayment, many other options might not work as well.

Experienced lenders understand the numbers and would only rock with a nice spread, giving them room to recoup their funds.
