Good news is that many landlord-tenant attorneys should have some free time since they won't be going to court for a while.there were laws passed during the GFC that gave tenants protection if the house was sold at sherrifs sale and U have a valid lease at market rates you were able to stay the length of the lease unless who ever bought the home intended to owner occupy then they could terminate.

this is a prime candidate for your seller to do a wrap.. they take the mortgage at 240k at whatever interest you set.. and U pay ment that payment out of that payment they pay on the first. and they make the delta.
