You know how it is around here, business is done face to face, usually involves food, often involves cocktails, and always involves good old fashioned conversation.

So, that got her act together quiet a bit as we through out all the food that was feeding the little monsters and threw it out.

I will give you some food for thought as to why I like SFH over Multi. 

I am sure @dave foster will have some food advice but the best thing to do is to talk with your QI extensively. 

Most people will look at how much they used for the down payment to estimate their rate of return.This is all good food for thought.

There are probably other variables I would add (5 year GDP, crime stats, sports teams, number of Targets/Walmarts, number of Whole Foods/Trader Joe's, Fortune 1000 Companies, major universities, last 5 years of population growth, price/income, price/rent) and also add a weighting system, but I think it's a good start.I'm making my own spreadsheet for this purpose.Search market analysis here on BP for other helpful forums.

We also remind our guests that the property is in the desert and there are owls, hawks, falcons, coyotes, and mountain lions that will snatch up their chow or chihuahua real quick so they must be attended to at all times and not allowed to roam free (we are on 5 unfenced acres tucked into the hills) and we are not liable for any pet that becomes pet food.

We had to navigate through many Los Cabos and Mexican obstacles through the years, and have learned a LOT in the processes.

Cedar Park and west Round Rock have better school districts and are more mature areas with lots of commercial development including restaurants, higher-end grocery (Whole Foods), entertainment, etc.

Income to rent %,  debt payment to income %,  include food assumptions, utilities, Gas if he has a car.
