I still haven't done my first deal yet but I'm absorbing as much knowledge as I can on the subject and went to my local bank to find out what I'm possibly eligible to borrow. 

I've researched the subject online but I don't see very much information regarding rules and regulations on renting to tenants with pets, I have a few questions:What are the limitations on size of pets?

You and the tenant can sign anything you both agree to, but it needs to be “subject to acquisition of the property” by you.

The property still needs lots of maintenance and has been quite tiring to manage (tenants very needy/house having issues frequently) and I'm ready to sell. 

Doesn't come with land like an SFH.Id be subject to an HOA that can change policy/ raise fees at any time.Pros:Waterfront space is a scarce resource which could lead to better long term appreciation.

That could be no garage (when all the other homes on the street have one), backing up to or on a busy main street, bordering or in ear shot of active railroad tracks, in airport flight paths, or where the subject property sits next to or across from a trashed house.

Having money tied up or subject to penalty/restrictions if moved around is not worth any minimal gain it might see in the short term (for my purposes).

Flips are ordinary income tax subject to self employment taxes.
