Keep in mind that should you find a way to turn this into a multifamily consisting of manufactured homes on a single parcel, you just disqualified any potential buyers from being able to get a good Fannie-subsidized 30YF on it.

I think that'll give you a solid idea of where to start.If it's to start acquiring a few local properties, I'd start with building a team, consisting of a Realtor, Property Manager, CPA, Attorney, Contractor, Insurance Broker and Lender.
