Duplex Pricing on the MLS

Hello all, 

I am looking to get into multi family rentals. I have been doing research on duplex properties for sale all over the country. My main focus has been running numbers to see if they would be profitable, just for practice. I have noticed that almost none of the B class duplex's I have seen on the MLS come close to meeting the 1% rule for those areas. It seems to not matter if the are vacant or not. Being new to this and seeing a consistent avg. price per sq ft at around $100 and rents an average $1.30 per sq ft a month, am i missing something? How can people possibly make money? How are you all finding profitable duplex properties?

Thanks for the help, this is driving me nutts!

Off market, off market, off market...

Network, network, network...

Gotta get out the door and find places to network with other investors and places people with similar interests congregate. Find your local REIA's, search for wholesalers, build relationships and make your needs known and you will find a deal that fits your criteria.
