After 3 years of obsessively listening to BP and creeping on all things RE related- my husband and I are eager to take action in 2019! We've got about $10k and potentially access to passive investors. 

I also own an online marketing agency and can generate distressed seller leads.

What should our first step be? Wholesale, rentals, flips- not sure where to start! 

Also curious, if I want to grow my marketing biz and help REIs generate leads- what would be the best way to contact REIs? Should I write yellow emails advertising my services ;) haha
