Broken windows are usually the owner’s responsibility unless you can prove the tenant caused the damage.

Wouldn't you be concerned about the return you'd be getting if you were investing your money?

I know i want to wholesale deals first so that i can get a different feel for it all cause the rehabing part i know i can do that hands down i mean remember ive been doing that for years right but should i get my llc ,web site, cread packets , business cards, phone number,ex.... first or just market to find homes for sale with out any type of credability or protection from the llc ?

If so what advice do you have concerning it.

The hardwood in kitchen would need to be sanded and refinished and carpets need to be replaced with either carpet or LVT (Can't afford hardwood, and do not want laminate or engineered wood)One of my concerns is the height difference from the hardwood in the kitchen being 3/4 inch higher. 

My main concern would be the vacancy between tenants, and cost associated with a tenant moving out like paint and cleaning.   

I have a few concerns/fears (my inspection period expires on Friday so I need to make a decisions ASAP) 1) The street, 13th Ave is a cross street that people cut thru.
