If you can learn how to co-host properly, your risks and start-up capital are much less. 

The investor is now dragging their feet and it's got me feeling like I need to come up with a contingency plan.Any ideas/leads on creative financing for the downpayment/funding the whole deal?

I do understand that I screwed up and am taking it as a learning experience.

Then if you want to pick up a first time investor buyer and show them the ropes of the most successful long term investors in your market you can share your time and expertise now and then.

I like that I can quickly set up bank accounts for each property and sub-accounts under those so I can keep my property finances in "buckets" as I like to think of it.
