However, I think it comes down to how bad do you want to get in the REI space & what are you willing to do to, in order to make it happen.From a practical standpoint- I'm surprised no one has suggested getting a second job.

While I was aware of the games played by the auction companies, I was surprised at the the "list" price vs the amount it would take to have an offer accepted.

This is also the case for smaller commercial buildings (5-10 units or so).If you're on the buying side and can get the price down because of low rents, then go for it, but don't be surprised if the seller isn't interested in your offer.

I don't know how you arrived at your rehab estimate, but I wonder if you have built in extra for surprises that almost always come up in construction.
