However, I think it comes down to how bad do you want to get in the REI space & what are you willing to do to, in order to make it happen.From a practical standpoint- I'm surprised no one has suggested getting a second job.

This is also the case for smaller commercial buildings (5-10 units or so).If you're on the buying side and can get the price down because of low rents, then go for it, but don't be surprised if the seller isn't interested in your offer.
