I don't have any direct experience on Florence.

I am located in the north shore area of MA and got my two duplexes through house hacking but always will to share my experiences! 

I have about 25000 saved up and I'm living at home for free how much of that should I spend on a property or save.How does someone truly manage a property "effectively" from a distance? 

They take more time, energy, stress and definitely more capital.

Stay away from the lower income areas, typically we see properties more distressed, more challenging situations with tenants and late payments etc, we manage around 400 units and from experience its worth spending a little more money to be in a better part of town with more qualified tenants.

Might be worth exploring - I can't say for certain, though - my experience is limited here.

I agree with Jay, I want to see the numbers, the experience of the sponsor and how much skin they putting in the game.
