Your networking and relationship skills help you find them and cultivate the relationships which help you build rapport and develop the relationships necessary to keep from running afoul of the SEC.

I have just started to explore my options and have found the members of this community to be especially skilled and willing to share that hard-earned know how so important to someone like me. 

I believe with my skills and knowledge,  also with alot of work and my wife Patty's help as well as her encouragement I will be even more successful.

If I were in your position I would work to find someone who has been investing in your area and poses the skills and experience of managing properties, dealing with tenants, and trying to build their business.

I've been in tech sales for 15 years and have always been a top performer so have the skills that go along with that.  

Sniffing out dirtbags is a valuable skill that often requires painful experience to develop.
