There are many different ways to invest in real estate both in and outside the qualified plan(Ira or 401k etc).  

I think in most salaried cases even, you'd need a minimum of 2 years job history to qualify that income.

Maybe you are doing that and I'm reading into your wording but just sayin.Partnerships suck in general but partnerships with partners who have no skills and no money is you begging to fail or get screwed.
