It sounds like a good strategy to me, as long as I'm patient enough to save up cash for that first property (assuming I'm not interested in private/hard money), and I'd have the advantage of being able to offer cash on purchases.My question is: is there a limit to the number of properties you can have refinanced or have a heloc (or equity loan) against?

I just resolve to not make the same mistake again and consider it a learning process.

However, I wouldn't spend money simply to create a loss (spending a dollar to save 25 cents in taxes doesn't make sense). 

I know this is a slow longer play, but I am conservative and can save a lot of my income month to month.

Do investors park their money in some magical savings account with a decent interest rate that I am unaware of?
