Currently it is a very advantageous time to sell most types of homes and it seems like a “miss” to not increase the rents AND miss this potential opportunity to sell.I would look to increase the rent at least 10% for the next term (probably not more than that because the sticker shock will be jolting).

(For example, I don't know your market, but I'd be shocked if it only costs $960/year to insure a $600K property.)That said, I applaud you for developing your deal analysis skills; keep it up and you'll gain the rare and priceless ability to construct high-quality deals!
