The HELOC usually have lower costs, but for longer term loans the cost when spread across the loan period(I have never had a loan over 15 years) is small. if you plan to have the loan for a long duration, you may want to consider a refi over a HELOC due to the fixed rate.

Even though you do not screen the tenants during your due diligence period when you look at the rent roll that should tell you who has and who is not current with their rent.
