But even at $200-225/mo in ferry auto pass (or $60-70/mo for walk on passenger tickets) - $200-$300/ mo is what people are paying for parking and/or gas to commute to work in Seattle.

It's clear that you have a good heart and want to give the old tenant back her stuff, but where was she when you had to remove all of her stuff on your time.If the tenant really wanted her possessions, she would at least took anything of value with her.

In summary, there's no easy answer - follow your heart, but first make sure you have the training, network, support system, and financial resources to succeed.

It's often hard to run your business like a business when you have a compassionate heart.

Personally, I wouldn't want to let a tenant walk because of a hurdle such as that and many times prospective tenants have their heart set on a property.I think the problem is a combination of both the cost & the fact that it's very "user unfriendly".
