Hi Lee, Rent control wasn't as much an issue on there were a number of tenants interested in relocation options (I ultimately had nearly half relocate and/or request a relocation package.

Look under TOOLS > LEASE AGREEMENT PACKAGES

Then once accepted: the offer package will go to the short sale negotiator with the lender associated with the property. 

Purchase price: $54,500 Sale price: $125,000 We bought a 3 parcel package with 1 parcel having a 2020 Mfg. home on it, for $450,000.00.

I was going to say "efficiency" but that is not remotely accurate... because that 0.5% - 3% is the OPEN rate... this number includes people that yell at you to remove them from your list... but you get my point... forget these methods.Also forget all those other free or inexpensive methods.Someone should FINALLY run a poll here and collect accurate data how many people do these free and inexpensive methods, and how many of  these people actually made a deal within the first 6 months doing those methods.People always will tell you to do these free methods because they hear it from others, they got lucky and made a deal, or they are selling you their REI course or package, and they NEED you to do this so they can make money off of you.This is what you do, because I promise this will be the best advice and wake up call you will ever get.1) If you want to do REI, stop buying into the "you can do this with 0 money".

I am interested in packaging them together in a portfolio loan. 

A lot of these software packages (cozy, avail, innago, TC, etc.) seem very good and each seems to have slightly different pros and cons so I bet you could be happy with any of them.

Do you recommend one of the training courses that the lead carrot-like sites offer when you purchase there packages (in addition to reading your blog posts, of course)?
