Investment Info:

Large multi-family (5+ units) buy & hold investment in Santa Monica.

Purchase price: $3,700,000
Cash invested: $2,000,000

I buy properties at fair prices in excellent locations for Long-Term holds

What made you interested in investing in this type of deal?

I am interested in commercial multifamily properties in very good locations. This is a short walk to the Promenade and has great restaurants, art houses, coffee shops, etc that are all within walking distance.

How did you find this deal and how did you negotiate it?

Networking brought this deal to my attention

How did you finance this deal?

Chase Commercial

How did you add value to the deal?

Renovate as tenants relocate (Overtime -- long-term)

What was the outcome?

Generates good cash flow

Lessons learned? Challenges?

This is what I focus on -- so nothing new on this one.

I worked with members of my team, however, I am always looking to meet new people and generate new working relationships
