Surprisingly, there are some STR is higher crime areas I would have never expected.I'm going live with the first AirBnb in the "Orange Loop" and there are no listings within many many blocks.I've been skeptical of STR for many years here but finally came around after doing it summer 2018. 

When the next down turn occurs, I hope to be ready to pick up some low-hanging fruit. 

I presume they do that for all permits in those counties.So I figured that those counties discussed above in this thread that are looking for money would reassess when they get that chance, but if they aren't doing it with each permit that could partly explain why they have that need for money - they aren't picking up what should be low hanging fruit got them.

This process keeps it clean and professional, unemotional, and doesn't put anyone in my office in danger.A couple more tips:Always be aware of your surroundings and the risk presented by the circumstances and the other party;If there is even a slight risk of the tenant getting angry, bring a witness.If you can't bring a witness, bring protection;Don't enter the home of a bad tenant where they can secretly attack;Men should never enter a rental with a female when there is ANY kind of conflict because it sets him up for a claim of harassment or assaultThese safety tips are true for unpaid rent or eviction, but should also be followed any time there is any issue that can cause stress or anger for the renter.

Real estate professional" is always thrown around and so easily recommended by CPAs because it is low-hanging fruit.

Considering these are massive investments that have significant importance to me, I enjoy the time I spend managing the fruits of my labor and ensuring my growth. 

If I look at multi family properties in Orange or East Orange, it's much easier to find something that will cash flow positive month over month but these properties don't really appreciate in value year over year.

So it's comparing oranges to grapefruit to tangerines. 

I have purchased a 3 unit in West orange NJ and the tenants were all on month to month leases.
