Have tenant pay you rent directly, report maintenance, etc.

Hi all,I'm looking at a 3-unit is Shaker Heights and the realtor sent over the Point of Sale Compliance Inspection Report.

The good news is I was to slide one of my potential renters from my 1st STR (it was booked) to this STR for a 3-month stay - starting 3 weeks after close.  

I will continue being active in my community and saving the articles published about this, I have found my name mentioned quite a few times by my local chamber of commerce so being involved with their programs (BendYP, Leadership Bend) seems be a good way generate source material.I also signed up for HARO (Help A Reporter Out) so that I can contribute to articles being written about relevant topics and get my name published that way.

No verbiage says there’s anything about me accepting a violationI'm not referring to the deed... pull the sales contract and report back on what it says regarding property condition.

Using Cozy for credit checks and this persons credit turned up lower then what qualifies.However this person sent me screen shots with the credit checks being different from different reporting companies and that the credit check experian didn’t even show up on her reportThis person has been very honest and easy to work with and I’m inclined to believe this person but I’m skeptical.Anyone have any experience with this?
