@Brent PerkinsThere is good news, you can likely turn the property to a rental for 3 years and still be eligible for the section 121 exclusion($250,000 of capital gain or $500,000 if married filing jointly).

California is a community property state so a husband/wife LLC doesn’t need to file a partnership return if electing to report on personal return.

In my market it is customary for a buyer to give the seller a copy of the inspection report if they back out.
