A 3 ton unit is not too small for an 1800 sqft building again depending on insulation factors also age of windows.

There is a huge list of items that will cause a loan to be rejected - cracked window, uneven sidewalk, loose hand rails, even a small amount of peeling paint, etc.  

Living area/kitchen/pool-accessible full bathroom are on 1st floor.

The kitchens are all dated, the carpets are worn, and the landscaping needs some work.By making those improvements, we can increase the rents, which increases the income of the property and thus, the overall value.

hi everyone, thanks for the help in advance. i just bought a 4 bedroom 2 bath three story property in augusta GA. in the basement is a perfect place to simply put in a door and a lock blocking it off from the rest of the house and living there while i rent out the 2 top floors.the two top floors have a kitchen, dining room, great room on the main floor and on the top level 2 bedrooms and a bath. rentometer gave me a score of $900 a month for a 2 bedroom 1 bath, but it is not factoring the 2 stories, dining room and great room. so my question is, because of two stories, the dining room and the great room how much will that allow me to increase rent by and how could i find this for myself in the future?

The house already had updated plumbing and electrical,   modern windows and (asbestos,  but in good shape) siding.   

With in 3 days of ownership, we had the kitchen completely gutted and ready for renovation.

If you are planning on doing substantial work on the units and making them unlivable (no access to a bathroom or kitchen), there should be a provision for that allows you to evict them due to an unlivable remodel.
