At this point everyone is apprised of the federal level relief but there's plenty of money from generous donors and program in and around the Commonwealth.

As I'm sure you've seen many other places on BP, I would just make sure you have plenty of reserves based on the current environment.

They're in urban areas or vacation areas with plenty of tourist getting onto planes and then packing next to each other in the city or beach. 

There are some great groups in the area along with plenty of meetups. 

You could argue that people have been waiting for this and there will be plenty of capitol available.

I'll be sure to make sure that there is plenty of demand for rentals!

Plenty of people are on Cradle to Grave Welfare, Section-8, free healthcare, etc...There are programs in place to handle this, but in many instances the wait times are too long to be of any real help.If it gets bad enough FEMA will step in and provide food and shelter as they did in Hurricane Katrina. 

Ive seen plenty of times sellers have sued buyers who defaulted.

This sends a warm and inviting message to any potential tenants.

There are plenty of families in tight situations, offering flexible lease/closing terms would play to your advantage.
