I think what it comes down to is more the intent of the property for business use.

I hear your enthusiasm through you post and it sounds like you intentions are good, but selfish and one sided.

In this case, the seller is aware of the buyer's intentions to take this deal to the bank and refinance the balance.  

OP had good intent, just worded it wrong.

My intent is not to make a financial partner a guinea pig.  

If the biohazard professional were to remove valuable items intentionally or by accident, liability could occur to management.

If you do rent to him; I would do a month to month lease and let him know that's why, but if he pays on time and keeps up the property you have every intention of letting him stay as long as he wants.  

I have gotten mailed solicitations- good for them, both my properties are always for sale but I have no intention of selling.
