It’s typically advisable/required to add the “owner/agent” in the public notes, though an actual signed disclosure form may be required for this too.As a side note, for a few hundred bucks you could probably track down the previous owner, get a release or QCD from them to clear title.....this assumes it’s Only the owner who could protest the sale....as opposed to other lien holders, of any.

For those buying properties on larger scale where they have to evaluate hundreds if not thousands a week. 

A property inspection often costs a few hundred dollars.

I think it was only several hundred dollars to get my license (classes, tests, and license).

What I'm hearing from everyone is that you just have to find the right neighborhoods that have a good balance of inventory/demand but the numbers suggest something like several hundred thousand vacant units. 

That said, in the past week, I've looked up hundreds of properties and 99% of them are asking over the zestimate. 

In fact, I've never had them despite hundreds of rentals.

This househack will help me save a few hundred dollars a month over my current rent.

After all of those are deducted and if you still have a hundred or more dollars remaining, I think it sounds pretty good. 

and in the deep south were we had a few hundred doors of section 8 I would say closer to 97%
