No one with half a brain is going to admit to you on the internet that they pay for things "under the table" anyway so not much use in asking questions about it.Best to just stay away from "under the table" payments this day and age.

I'm considering a rental agreement that states the move-out date in the contract (with option to extend under certain terms), and has them pay the full 2-3 months' rent up front, with a half-month security deposit also due prior to taking residence.

It's great for BiggerPockets that there are now 500,000 members on here, but it isn't really good for investing as a whole - if you figure that fully half the investors in America have joined the site (and that's probably overestimating), that means that in a country of 100 million single family homes, there are a million real estate investors chasing deals.
