One thing is for sure, there a lot of granny running around Oahu sitting on paid off million dollar properties they purchased for nothing half a century ago. 

No one with half a brain is going to admit to you on the internet that they pay for things "under the table" anyway so not much use in asking questions about it.Best to just stay away from "under the table" payments this day and age.

I am planning on purchasing a Duplex and would like to use my credit card to pay and then pay my credit card balance off immediately every month, the reason is because I want to earn miles while paying down the mortgage.Any feedback?

People need to stay out of financing without expert guidance and so far, there is only one expert in this thread, there are about half a dozen more on BP, it should be obvious who they are and none of them are wholesalers!

I am half way through my second flip now and the same people who used to look down on me actually just walked through my property asking questions about how we do what we do.

I'm considering a rental agreement that states the move-out date in the contract (with option to extend under certain terms), and has them pay the full 2-3 months' rent up front, with a half-month security deposit also due prior to taking residence.

It's great for BiggerPockets that there are now 500,000 members on here, but it isn't really good for investing as a whole - if you figure that fully half the investors in America have joined the site (and that's probably overestimating), that means that in a country of 100 million single family homes, there are a million real estate investors chasing deals.

Usually they want half of your first year savings as a fee.

I now have over 30 units and manage half of those myself.
