I guess it all depends on the type of renter relationship you have, but  if you start the "it's your problem, not mine" attitude, it's a slippery slope of the tenant losing respect for you, and the "IDGAF" attitude which could cost you a lot more in deferred maintenance.

Without knowing this - then you are guessing at what your next steps might be.   

Virtua Partners and Fundrise have recently started funds that do that.But I lived in Aurora awhile so I would guess it probably has opportunity zones so you could put something together yourself.

My guess is that they probably want you to open an estate and follow through on the probate proceeding.

My husband described these LLs as streetwise men who were not easily intimidated.If that is not you, or close enough, running a place like this is not for you I guess.

I would run the other way, my guess is its a C or D neighborhood (without actually knowing where you are), its probably a place for only seasoned investors.I used to work for a utility that covered northern Indiana including Gary Indiana. 

It’s a 5 year note in its 2nd year so I guess I’ll let it ride.
