[Calc Review] Help me analyze this deal

Hey everyone,
This is my first post here so I'd like to call out a few things before people call me out in replies. I have not been to this property yet and do not know if:
- the tenants pay gas/electricity
- The extent of the renovation needed. I put reno costs at 50k but that might be low.
- How accurate the rents are, I guessed low (I think)
At any rate, this is as accurate as I can be. As I said, I'm very new here, no properties, but I love the calculators. This property looks good and I wanted to see what the group thinks. Oh right, the property is in the new west suburbs of Chicago a block away from the "downtown" area, a few blocks from a good hospital (Grant Cardone anyone?), in a good school district.
