Every potential buyer I spoke with got my verbal list of disclosures to do their own due diligence, followed by a “yeah.. it probably needs to be knocked down”, and any information that the seller relayed to me.The property was posted on Craigslist and Facebook Marketplace for $9,000 with pictures and a detailed description based on my walkthrough and tax records.

not a scheme to buy and sell SFR's  No one puts an add in the craigs list and says I have a contract period.. there is always a description of the home and once you do that your selling real estate.. not sure why folks don't understand that other than they just don't want to.. another of my clients here in Oregon and we do 3 to 5 million a year in business together he finds them I put up the money .. but same thing he put a sign in a yard got turned in.. and state wrung him up.. he was in contract and wanted to assign it.. neighbor turned him in...

If you try to include it in your rent and charge higher rent your problem is that people searching for rentals don't read the description that says your electric bill will be low if the price is too high to start with, they just don't they move on to the next property.
