I don't see any bonus unless you are specifically looking to only own very few rentals with no debt, which is not something I would recommend as it reduces your ROI considerably.

As it so happens, I was more than generous waiving late fees on rent payments (multiple occasions) and not even charging them for a broken dishwasher.Since this is the first time I've encountered a tenant threatening legal action as a landlord - I just ordered the NOLO guide to reference my responsibilities at this point, but wanted to reach out and see how others have responded to this type of feedback by a tenant following a partial security deposit return where there is a disagreement.I'm pretty sure I have done everything right from a deduction standpoint.

If you're feeling generous can any one recommend good/investor friendly companies to fill the following needs-Title Company (i'm not a wholesaler but I hear these are a must have)- General Contractors (Preferably with experience rehabbing historic homes)- Landscaping companies - Realtors (have experience working with investors and generate off market/pre-market leads ripe for flipping/gentrification)-Any private money lenders welcome too

The paperwork is a hand written sheet of paper unsigned by both parties. that says "upon payoff/sale, subject to good payment bonus Gary (previous owner) will be entitled to a $35,000 return of principal/capital to reimburse me for prior losses" bringing the total balance to $198,000 ( which is much more than anyone will pay, so that he can foreclose and sell the property for profit) I attached the handwritten "loan modification".ARV: $229,000Repairs: $10,000Closing Costs: $10,000This seems like predatory/illegal lending and I have never come across anything like this.

I have seen many properties here in SAT that had closed in garage done with out permit and they disclose them in the sellers disclosure then when it comes time to rent them people often list that as "bonus room" or "extra living room" things like that.

This is where the other water heater is, and will create some more space in the mud room.(3) The mud room has the service panels for both units therein, and has the washer/dryer hookups for the first floor unit.(4) The “bedroom” and “bonus room” are nearly useless as is, less than 70 sq. ft. each.(5) There is a trap door in the kitchen floor that provides access to the main water shutoff to the entire building, so this will limit flooring options.(6) The wall (and all those parallel to it) with the doorways to the two rooms is a load bearing wall.(7) The floor is sagging quite a bit, and I plan on jacking it up a bit from the crawlspace, but I don't want to get too crazy as the top floor is finished and I don't want to play havoc with the doors and their frames up there.The pics are a clockwise sweep of the kitchen, the first image shot from the doorway to the mud room.My goal is to improve the mechanicals and floor plan to increase the use and livability of the space so it will command a higher rent (prior owner rented this for $300 to the same guy for 26 years without an increase).

As a bonus  if you live in a home for 2 out of 5 years you are exempt from up to 500K in capitol gains tax when you sell it.
