Currently prepping a new property in Arizona for the rental market and seeking advice on planned updates:Considering upgrading laminate countertops to quartz for durability and aesthetic appeal.Freshening up interiors with a repaint.Looking for reliable washer and dryer units suitable for rentals.

Also due to contractor un--availability, rehab problems plan on a 6 mo close to close period.  

I am currently getting things lined up to purchase the Real Estate Salesperson License course for Illinois, am reading books on sales, listening to podcasts, putting together a business plan, looking up Investor Meetup groups, researching brokerages, and just about to finish the Bigger Pockets book on "How to Invest in Real Estate. 

If you plan on transferring the property into an LLC (which I agree with @Jonathan Klemm, is not always necessary or recommended) then you will have to register is with Indiana at inbiz.com if you did not form it in Indiana. 

I think it is more beneficial to those who have some money to work the plan versus no down payments or tiny down payments based on luck of finding certain types of deals.

We would like to do it all legally with plans approved by the town.Any recommendations for an architect / company that can assist us with this project? 

Although some plans allow you to have up to 3 billable users (within the same company), you may need a separate acct for each company.

Burlington, Camden, and Gloucester counties are the main areas I’ve been searching since I need to stay closer to Philadelphia.I plan on living in the property for a few years and renovating since I have a lot of experience.

We Plan on living in the main unit for over 5 years atleast.
