Rentals in South Jersey

Hi Everybody,

New investor here and trying to better understand the market around me. I'm thinking about house hacking/live-in flip but I want to know what others' experiences have been in renting out multifamily and single family homes in the area. Was it difficult to find tenants? How's cash on cash return? Rental information for this area is slim and I'm not sure how many people are looking to rent out homes in this area.

Where in South Jersey are you thinking? The tenant pool is pretty decent in most areas for nice rentals as rates have pushed up smaller buys too high for first-time buyers in some of the towns. House hacking in South Jersey is actually a pretty solid bet compared to other parts of New Jersey where you are guaranteed negative cash flow.
