Third, there is the fear factor.

I have never flipped a house before, have no clue how to start, and quite fearful of taking that first step!  

The more I read posts or listen to the podcast, the more of a rollercoaster of confidence, motivation, then fear, and insecurities I get, because I feel there's so much to learn and it's overwhelming, as well as not wanting to fail and lose my hard earned money.One final thought I'd like to share, is that I am a oropspective medical student.

It seems you are doing just fine and the fear of getting started has not been a problem for you in the past.

So the point I'm trying to make is percentages are great, and a 19% cash on cash return looks amazing running across the headline, but in real dollars I fear large break downs will cut into those numbers too deeply to ever get ahead.

Inexperienced landlord operate out of fear and often suffer the results of their actions in the form of bad tenants. 

My Santa Rosa rental is coming vacant and I should be able to re-rent it for significant cash flow, however I too fear the Santa Rosa market is nearing a top, prices now are higher than they were during the bubble. 

Fear of losing should not keep you out of the game.
